As part of a comprehensive Facility Condition Assessment (FCA) for the University of Pennsylvania and in order to accommodate scheduling requirements, Entech performed detailed surveys of 95 buildings, in three separate phases. Located in center city Philadelphia, Pennsylvania this prestigious University has a very large, complex campus configuration.
During the investigation, Entech’s FCA team analyzed over 13 million square feet of building space. As part of the investigation, the team surveyed the air conditioning, heating, ventilation, plumbing, sprinkler, electrical service, electrical lighting, and fire alarm systems. Other areas of construction that were included in the investigation were building foundations and sub-structures, structural systems, exterior walls, roofs, floor coverings, interior walls and partitions, ceilings, and conveying systems.
In 2006 a resurvey was completed on a number of areas on the University of Pennsylvania campus. The area resurvey totaled over 630,000 square feet of building space. With this re-survey Entech, revisited the specified facilities and systems, and identified and updated the FM-Assistant© Database for changes to project status.
In addition to professional architectural and engineering experience and specific knowledge of local economic factors, additional references were used to compile key costs in estimated budget prices, and to document general research and condition benchmarking statistics. A sampling of references include A Foundation to Uphold, Means Building Construction Cost Data, Means Mechanical Cost Data, Means Electrical Cost Data, and Means Repair and Remodeling Cost Data.
Most of the buildings are 40 years old or older (some dating from 1850) and many have historic significance. Not surprisingly, assessment results indicate that MEP upgrade and structural renovation requirements are commonplace.
