it’s time to take to the field!

Once the strategic pre-planning meetings have clearly identified the assets and data sets that need to be assessed, our assessment team(s) are ready to take to the field. For most Facility Condition Assessments, two-person teams follow ASTM-E2018 standards and methodologies, systematically combing through your buildings and campuses, leveraging their mechanical and architectural expertise to identify deferred maintenance, capital renewal, and capital improvement projects.

In addition to equipment housed in mechanical rooms and on roof tops, mechanical, electrical, and plumbing systems include that which is found in the interstitial building spaces behind walls and above ceilings. Largely unseen through a visual assessment, piping, ducting, and wiring can account for a significant portion of a facility's asset value; however, Facility Condition Index (FCI) benchmarks often neglect to include these assets. Our nonvisible systems analytics enable our clients to quantify the value and deficiencies of these unseen and typically unaccounted-for systems and to create a plan of action accordingly.

Projects are documented, photographed, and categorized by Uniformat, to allow simple sorting and analyses of buildings and campus systems. After the fieldwork is complete, projects are categorized and prioritized, and estimated remediation costs are assigned.

  • Category - What type of issue was observed? (Deferred Maintenance, Capital Renewal, Capital Improvement, Study)
  • Priority - How immediate is this need based on the system's expected useful life and other determining factors?
  • Status - Has this project been funded, completed, or budgeted?
  • Recommended Year - In what year should this project be scheduled?
  • Deficiency - What are the details of the deficiency?
  • Solution - How should the deficiency be corrected?
  • Cost Estimates - What will it cost to correct the deficiency?
  • Funding Type - What is the funding source for this project?
